POSITION TYPE/EXPECTED HOURS OF WORK: This is a full-time, managerial position, and days of work and hours are Monday through Friday, 8:30 a.m. to 4:30 pm. Note: This position is in the “NL” category of employment (non-fixed work week) and individuals in this role have no claim or entitlement to time off or cash compensation for hours worked beyond their normal schedule. Occasional evening and weekend work may be required as job duties demand. It is the policy of the College to grant hour for hour compensatory time off, with advance approval, only when employees are required to work on a regularly scheduled day off, Saturday, Sunday or a holiday. Time earned must be used within one fiscal year from the time it is earned. JOB SUMMARY Under the supervision of the Director of Facilities, manages the daily operations of the College's HVAC, Electrical, Plumbing, Maintenance, Trades, Housekeeping, Events and Grounds Departments. Assures continued and effective operations in support of the Academic, Student Services and Residence Life areas. Assists in planning and managing capital projects and in preparation and management of the annual operating budget. Starting Annualized Salary - $95,000.00 - $120,000.00 Examples of Duties DUTIESIn consultation and conjunction with the Director of Facilities, establishes and revises operating goals and objectives for supervisory personnel and monitors their progress.
Develops and revises policies and procedures related to daily operations needed to ensure effective and efficient work plans. Ensures compliance with all existing.
Monitors and controls work distribution, productivity and timely response to work requests.
Manages annual operating budget for the respective departments. Monitors and controls budget expenditures including salary and overtime. Keeps all unit expenditures within budget constraints.
Supervises the Facilities managerial staff responsible for HVAC, Electrical, Plumbing, Maintenance, Trades, Housekeeping, Events and Grounds. Represents and acts for the director, as required.
Assesses performance and provides professional development of direct reports.
Ensures efficient use of the computerized maintenance management work order and preventive maintenance systems. Ensure timely closeout of open requests.
Facilitates the integration of sustainability into institutional culture and practice. Serves as a member of the President's Committee on Campus Sustainability, and may rotate with other leaders on an annual or bi-annual basis as the co-chair of the committee. Works closely with the Supervisor of Building Services and the Manager of Grounds to execute the campus recycling and composting programs, and to implement best practices for reducing waste, re-using materials and recycling.
Investigates alternatives for reducing operational costs while maintaining a high level of service to students, residents, faculty and staff. Provides quality, responsive and courteous customer service to the college community.
Oversee institutional compliance with Environmental Health and Safety requirements including OSHA, Uniform Fire Code, National Electric Standards, The Uniform Construction Code, Federal and State environmental laws. Strive toward an accident free work environment through proper training and work practices. Work with the Director of Environmental Health & Safety to help achieve objectives.
Works with Public Safety to coordinate the maintenance and installation of security-related equipment, including but not limited to surveillance cameras, traffic gates, traffic signage, card access systems and other monitoring and communication devices.
Works with the Department of Human Resources to address personnel, training, performance and disciplinary matters.
Serve as member of various standing committees including but not limited to Fire Safety Communications, Health and Safety and Space Allocation.
Ensure employees receive all required periodic training and records are properly maintained.
Establishes and maintains communication and cooperative working relationships with college administrators, CWA and IFPTE unions, faculty, staff, student organizations, government and private agencies and the general public in order to accomplish the objectives of the sections supervised and the unit.
Facilitate a positive, team-oriented, cooperative and productive work environment for all employees and among work groups, management and union. Provide coaching and personnel development to staff members.
Oversees minor capital projects performed by either in-house personnel or outside contractors from conceptualization through project closeout.
Ensure quality, cost and timing objectives are consistently met for all priorities, initiates and projects.
Interprets and administers applicable federal, state, local and contractual laws and regulations. Provides guidance and assistance when unusual problems occur.
Prepares reports on section(s) activities; compiles, summarizes and analyzes statistical and other data and develops findings and conclusions and recommendations.
Prepares detailed and accurate correspondence. Maintains integrity and appropriate confidentiality of section and unit operations. Ensures the maintenance of essential records and files.
